DAMAGE DEPOSIT 

• SWVA Rentals has a STRICT  no pet policy.
• Tenants leaving their unit before their contract expires lose their damage deposit and will be responsible for the rent until the contract expires or is rented to another tenant.
• Tenants leaving their unit unclean (this includes a laundry room, bathrooms, and all appliances) will lose their deposit.
• Tenants leaving carpet stains lose their deposit.
• Tenants leaving trash inside or outside the unit lose their deposit.
• Tenants leaving paint scratches, nail holes, or wall deficiencies not repaired will lose their deposit.
• All deposits to hold units are non-refundable.

QUALIFICATION STANDARDS

Applicants who do not meet the minimum screening standards will not be approved.  

• The applicant must have a current photo I.D. and a valid SSN.
• The applicant's monthly household income must exceed three times the rent.  All income must be from a verifiable source.  Unverifiable income will not be considered.
• Applicants must receive positive references from all previous landlords for the previous 5 years.
• The applicant may not have any evictions or unpaid judgments from previous landlords.
• The Applicant must exhibit a responsible financial life.
